Responsibilities







+ The Lead Custodian is responsible for leading and coordinating the work of Custodian employees in cleaning the inside of buildings and other facilities, moving furniture and office equipment.





+ Ensures that assigned duties are completed on schedule and are done well within the area assigned; schedules project work and work order requests; responsible for supply needs of the area assigned; responsible for security surveillance; responsible for inventory control of all supplies and equipment; performs custodial and related duties when required, during shortage of manpower or in restricted areas where only AN personnel is permitted.





+ Physical strength and agility are required to operate cleaning, waxing and other equipment, to safely lift and carry furniture, cleaning equipment and bags of trash, and to repeatedly bend, stoop, and twist.





+ Working conditions include standing and/or walking for long periods of time and potential exposure to body fluids.

Positions may require the ability to work irregular hours or to rotate shifts.





+ Creates and maintains daily, monthly, yearly facility custodial schedules.

Schedules out of cycle work with facility custodians.





+ Works closely with facility custodians to ensure the quality of work is performed.





+ Ensures work is performed in a timely manner and in accordance with schedules.





+ Ensures proper training of custodial crews.





+ Controls the issuing of supplies and equipment for the custodial crews.

Ensures requisitioning of supplies and equipment is performed in a timely manner.





+ Sweeps and mops floors using hand or power equipment; cleans and waxes furniture; empties trash containers; strips and refinishes floors; washes walls and mirrors; washes windows (inside and outside) using various methods; dusts; cleans chalk- boards, drinking fountains, counters, and lights; cleans and sanitizes restrooms and replenishes supplies; delivers supplies; inspects areas for cleanliness.





+ Vacuums, spot-cleans, shampoos and extracts carpets.





+ Moves furniture; arranges desks, chairs, and tables; takes down or sets up chairs and tables for events; picks up supplies; makes deliveries.





+ Locks and unlocks rooms; performs security surveillance.





+ Wash and gases assigned vehicles.





+ Performs additional duties as required and aids other tradesmen as needed.







Qualifications







+ Minimum Qualifications:



+ High school graduation or equivalent is required.





+ Four (4) years of experience performing the full range of custodial duties including the operation of hand and power equipment and the safe and proper mixing and applying cleaning chemicals is required.





+ Some Custodian Lead positions may require a Secret clearance.









+ Knowledge, Skills and Abilities:



+ Operation of floor, carpet, wall and office cleaning equipment and tools.





+ Safely mixing and applying custodial chemicals.





+ OSHA regulations as they relate to cleaning and sanitation measures.





+ Cleaning methods and procedures; skilled in training and monitoring of performance of staff.





+ Plan work assignments and set priorities; read, understand, and apply oral and written instructions and labels.





+ Communicate effectively orally and in writing; ability to safely operate power custodial equipment.





+ Safely lift and carry furniture, equipment and bags weighing up to 50 pounds.





+ Complete assigned duties on schedule and to work well with others or independently.





+ Work irregular hours or rotating shifts; stand and/or walk for extended periods; bend, stoop, and twist repeatedly.





+ Work with minimal supervision.





+ Climb stairs and ladders; reach overhead for extended periods.





+ Perform preventive maintenance on equipment operated; basic mechanical aptitude; ability to work safely.









+ Supervision:



+ This position coordinates and leads the work of other Custodian positions.

This position plans work, assigns tasks, trains, provides priorities and is available to answer questions or troubleshoot problems daily.

This position may, plan, assign, approve, instruct, set priorities and schedule the work of all staff in the absence of the custodial manager.
